Step-1 Visit official website Tnreginet.gov.in

Step-2 From home page go to registration option and click on user registration and the list will appear on the screen like this image:

Step-3 Now you have to just fill the form – Name, Username, Password, Date of Birth etc.

Step-4 Then fill your full address and captcha which is shown on the page, you’ll get an OTP on the given contact number.

  4. Enter details such as street name, survey number, land classification, zone, and village.

  5. Click “Search” to view the current guideline value for the selected property.


📄 How to Apply for an Encumbrance Certificate (EC)

  1. Go to the TNREGINET portal.

  2. If you’re a new user, click on “User Registration” to create an account.

  3. Log in with your credentials.

  4. Navigate to “E-Services” > “Encumbrance Certificate” > “Search and Apply EC”.

  5. Fill in the required details, including zone, district, sub-registrar office, village, survey number, and EC period.

  6. Submit the application and proceed to the payment section.

  7. Once processed, you can download the digitally signed EC from the “Request List” section.
